Multifunctional estate in Central France (near Vichy), excellently suited for leisure business project or for more families. The château – as it is called by the French – is in fact more like a huge manor. It was build as the residence and the offices of the direction of the local mines, long since disappeared.
The house is some 60 meter long and is 4 to 12 meter wide. It has three floors, all ready for immediate use. (The central attic is storage room). Apart from the château there are two other important buildings on the property: a 'farm' with small chalets and other spaces next to it and a huge barn (20x10 meter) next to the swimming pool, which is used a activity hall. The 'farm' has two floors. The ground floor is used as a workshop and storage place and the first floor as a dormitory and storage. The grounds The grounds around the château amount to 2,5 hectare in total. This is enough for most purposes. Most of it is grassland. Around a half hectare is still in the original non-cultivated state and is on a slope of almost 20%. Ideal for growing grapes. Further on you find trees with an age of more than 150 years, under which a large number of (horse) chestnut trees. The driveway e.g. is entirely flanked by these huge chestnut trees. You also can harvest apples (different species), walnuts and cherries. The château itself is build exactly on a east-west axis. So the long sides face south and north. The south garden is completely cultivated with amongst others roses and lavender. The north side is enclosed by trees (locust trees mostly) and has a theatrical circle made from nine columns which form a beautiful stage. In the park at the same side you'll find also a platform under the trees for dramatical or musical presentations. The farm On the ground floor of the farm you'll find in the first place a huge workshop (9x9) with even a pit to repair cars. Further on a independent small guest house with toilet next to it. A storage room (3x3) and an former horse stable (9x5) with in front of it a roof covered space of some 4x5 meter. Further on another small room, another roof covered space and another very picturesque guest room (2,5x3). A walled garden and when you walk through the workshop you arrive at the large vegetable garden with a lawn next to it. Both touch the only village square. On the side of the château also a new tiled terrace, with a small animal housing next to it (chickens, parrots). On the second floor of the farm to spacious rooms (both some 9x9) with complete sanitary equipment (showers, toilet and electrical boiler). Activity hall In former days this shed was used to breed partridges but is now a fabulous activity hall. You'll find a wooden dance floor with mirror wall for e.g. classical dance lessons. All sanitary equipment is present: three toilets, a big washbasin and two showers. The hall gets its heated water by the sun. The hall needs finishing, although most guests like is very much as it is. It is a space for summer activities. In winter is mostly not warm enough, in spite of the fact that there it is equipped with a powerful heater. In this edifice the filtering installation for the swimming pool next to it (11x5 meter by 1.60 m. depth) is situated as well. The swimming pool has a 'one million dollar view' over the hills. Most clear days (the normal situation) you have a view of some 120 km. You can even see the Puy de Dôme on those days. The filtering installation is based on salt water with electrolysis.
The château itself is heated by two different central heating systems. One serves about two-third of the building, the other the rest. This is most economic when there are not too many people in the house. The heating systems procure the heated water as well on both sides of the house – in total around 500 liter.
The electrical equipment is in principle in good up-to-date condition. At some spots improvements might be made of course. The château disposes of high voltage current (380V).
The general state of repair is excellent. The kitchen has a very authentic character with its stove on wood for cooking and heating against a background of original tiles. To be honest: our guests are all lyrical about the kitchen and can hardly be dragged away from it.
Water supply is perfect.
Sewer system is by means of 6 large septic tanks, as usual in this area. If you don't flood the toilet with aggressive waste, this is a completely self regulating system without maintenance. The house is mostly furnished in a classical style mostly Henri II.
The major part of the furniture is available to the new owner for a very reasonable price. Including the pieces you won't even find in the brocantes in the neighbourhood anymore.
