Beautifully Restored French Farmhouse with guest house and artist studio
Price: € 113 000 | Ref.: 2284 | Views: 1 136
Beautiful fully restored 19th century French Farmhouse with adjoining barn, built in the 16th century, around 1550. It has a full height lounge with a log burner. All the original woodwork is visible & it has a large private woodland garden surrounded by fabulous countryside, peaceful & calm. The property is located in a small hamlet in the Loire Valley, close to the village of Rouvres Les Bois which has a shop, a fabulous restaurant, post office, a lovely lake and a church. It sits in a triangle created by the towns of Vatan, with direct access to the motorway from Paris to Toulouse, Levroux, a medieval market town with many shops and cafes, and Valecay with its beautiful most southern of the Loire Valley chateaux. If the city interests you, then Tours, Blois and Bourges are within a couple of hours and Paris is only 1hr 30 mins away by TGV.
Entering the house is like stepping back in time. There is a porch which is glazed with original old French windows and is the perfect place for wet dogs, and shoes and coats.
The kitchen was the original part of the old farmhouse, built in the nineteenth century and is 24m2. It still has the original brick bread oven opening which is now bricked up and a fireplace which works. With the wood burner in the lounge going and the doors all open, it is plenty warm throughout. There is an inside tap, very useful for gardening purposes when attaching a hosepipe and there are double windows at either end filling the room with lots of light.
The middle room has had various uses but now it is a proper dining room. Next to this is the bathroom which has a power shower and large, two person bath.
The restoration has created a marvelous lounge 36m2 with double height ceiling and all the original woodwork on show. All wood has been treated for woodworm and it is all sound and reconditioned. A wonderful place for entertaining with access by the Chakra windows at the side leading into the garden.
Next to the magnificent old king beam is a wooden spiral staircase to the mezzanine which has been closed off and converted into bedroom space. The first part is used as an office but it could also be turned into a bedroom. This area has water connections and an en suite could be created here too. The second bedroom follows on from here with a full length double window which looks out over the woods. There are roof windows in both rooms so it is always light and airy.
In the garden a little house sits where guests or family can stay. Next to this is a smaller patio where you can relax and dine al fresco and in front of the little house is another patio.
Further up the garden there is 3 x 4 m wooden building, currently used as an artist’s studio. This could easily accommodate a double bed and be used as a further bedroom.
Large woodland garden with mature trees. Garden fenced in. Out through the back door, there is a spacious patio area that is enclosed for complete privacy. This can be used for outside dining and there is a barbecue stand where you can place your barbecue or use it for serving your food.
This in turn leads out in to the magnificent garden, full of mature trees. There are oaks, silver birch, beech trees, an ash and a great stand of conifers. The garden is full of quirky places to sit and read or relax. In the centre there is a fire pit.
Fosse septique, 4 years old. Newly emptied. Currently satellite broadband, but you could sign up to Orange etc. Heating: radiators throughout, but new log burner in the lounge.
