Spacious 5-bed family home with views over lake
Price: € 275 000 | Ref.: 2835 | Views: 579
Situated at the end of a track with ample parking and large double garage, this light and airy family home is only 10 minutes from the busy town of Nogaro, 15 minutes from Aire sur l'Adour and the A65 motorway. The Atlantic beaches are 1h35, Bordeaux and Biarritz airports only 1h45. The area is alive with festivities in summer, there are lots of pretty villages and towns to visit, beautiful countryside, and the towns of Vic Fezensac (Latin-American music festival) and Marciac (world-famous jazz festival) can be reached within 30 minutes.
The larged arched windows let in lots of light. From the spacious entrance hall, to the right is the large, fully tiled shower room. There is a small office and ahead, the master bedroom (approx 20m2) with small ensuite shower room. The arched window/door gives views of the lake, while a French door on the north side opens to the rear patio.
From the hallway, to the left is the dining room, off which is the kitchen with light oak cupboards and white "Minerelle" work top. Arched door opens to the west-facing terrace. From the dining room we pass into the large, dual-aspect living room (approx 50m2). This room has a wood burner in one corner, and air conditioning. Again, an arched door opens to the west-facing patio. Upstairs are three double/twin bedrooms and a smaller single bedroom.
Outside, a terrace runs along the west side of the house enjoying views of the lake, its wildlife and the setting sun. The terrace wraps round to the north side where there is a wide border planted with a variety of shrubs. There is a large attached double garage which houses the condensing boiler and oil tank. Behind the house is a 10m x 5.5m above-ground swimming pool. The garden is mainly open to the surrounding countryside, with a thick hedge along one border for privacy from the neighbouring cottage.
The house has oil-fired central heating for when it is cold, interchangeable with air source heating for when it is milder. There is also an efficient 14kw woodburner in the living room. These 3 heating options have affected the DPE results as the house is well insulated, and should probably have a C or B rating. There is a septic tank ("aux normes"), and in September 2016 we will have high speed internet via a fibre optic exchange, promised to give speeds of between 8-20mb.
