The whole idea of ‘pay what you want’ is that you match your payment to the quality of the services as you have experienced them. I try to create a beautiful presentation of your property, and translate the description in French, Dutch and German, to improve your chances of selling.

Furthermore, I try to be pro-active in my services. Improve your text, ask for more pictures, and republish your property on the social media. Immogo has a special Facebook page and I’ve also created a group called ‘Houses for sale without a broker’, with more than 4000 followers, who get to see every new house as it is added on the site.

Active reaction filtering
Another useful service is my weeding out the ‘non-clients’. You may have noticed that when you advertise online, you will get reactions from people who want help shipping 5 million dollars’ worth of gold bullion, or ‘investors’ who propose very profitable cash transaction in a hotel in Rome. Not to mention the estate agents who want to sell your property, even though the site is for private sellers only. As the information requests come in, I do an active screening. Anything that looks fishy is not sent on, and fake ‘buyers’ or real estate professionals get black listed. Of course, I can’t catch them all, but in general Immogo offers a relatively hassle-free online advertising experience.

When do you pay?
Again, it is entirely your choice. Some people send me some money as soon as their house is online and they are happy with their insert in four languages. Others wait a bit to see whether Immogo actually generates any page views, or better… information requests from potential buyers. And some people pay at the very end of their Immogo-experience, when they’ve sold their house and ask me to remove the ad and close their account.

You evaluate the service, you decide what to pay.
In the end, the very best result I can get is of course: find a private buyer for your home. The ‘Agences Immobilières’ usually ask about 6% commission on a sale. If you sell privately, you save thousands of euros on the transaction. Still, there is no obligation to pay me. But it stands to reason you could give me a bonus for a successful sale. I’d be quite happy with 10 or 20% of the money you saved. In any case, I do not check to whom you’ve sold, we do not have a contract with a commission. You pay if you want and what you want.
