Price: € 625 000 | Ref.: 1455 | Views: 9 081
Spacious villa, designed about twentyfive years ago and built as a home for permanent occupation in which a family can make optimal use of both inside and outside the fantastic climate in Languedoc. Therefore virtually all indoor spaces are connected to the spacious covered terraces; cool in the summer and a fantastic view in the winter. The villa has a Mediterranean atmosphere and thus fits seamlessly into the surrounding landscape. At the same time it meets the contemporary high requirements of north-Europeans in a climate that can be quite hot at times. Salient example of such a requirement is the salt-water swimming pool in natural stone, and which to a large extent is supplied with filtered rainwater collected from the roof. This approx. 200 m2 (2,153 sq. ft) large luxury finished villa, built for permanent residence, is located in the midst of its own vineyards on the outside of the small southern French village of Prades sur Vernazobres. Just ten car minutes from the wine centre Saint-Chinian, and with the lively entertainment cities Beziers, Narbonne and Montpellier at close range, the core concepts of this region, located between Mediterranean and Montagne Noire, are peace, space and culture. Due to its specific location, the house enjoys total privacy at the back. With an average of nearly 300 days of sunshine a year the area, with the large Parc Naturel Haute Languedoc at a short range, is ideal for a wealth of outdoor activities.
The home, built in 1997, is located on a plot of land with a total area of approx. 1.1 hectares (2.2 acres) of which approx. 8,000 m2 (8,6112 sq. ft) is covered with a professionally landscaped vineyard. This is now leased but is could also be used for own use.
Ground floor: living room (about 55 m2 (592 sq. ft)), kitchen with extensive built-in appliances (approx. 18 m2 (194 sq. ft)) and bedroom with bathroom (total approx. 30 m2 (323 sq. ft)), an annex dressing room with wardrobe and finally, off the entrance hall, a small room that can be used as an office or hobby room. On the first floor: two bedrooms of 21 and 13 m2 respectively (226 and 140 sq. ft) m 2 as well as a spacious bathroom with bathtub and shower cabin. Under the house is a garage/storage room, surface approx. 55 m2 (592 sq. ft) and a separate storage room/larder, both areas can be accessed from the outdoor terrace via an indoor staircase.
The saltwater pool features an electric-powered double-walled plastic cover and a heat pump installation. The outdoor terraces are all equipped with seamless stone covers of natural stone and concrete. The terraces adjacent to the back side and the swimming pool are all facing the South and mostly covered with a roof for maximum use in both summer and winter.
Economical heating with a heat pump. Recently, solar collectors were added to the roof. All floors on the ground floor are tiled and equipped with a reversable under floor heating and cooling system. Throughout the house a central vacuum system is operational. All space-separating walls are made of cavity construction and plastered for a perfect internal acoustic and thermal insulation, all decorated with ornamental plaster. Exterior walls, ceilings and roofs are thoroughly insulated. All outside windows and doors have double insulating glass and secure three-point closures, shutters and electric shutters.
