House with guest house in Parranquet, at 5 minutes from the 13th century bastides Monpazier and Villereal, on the border of the Dordogne/Lot & Garonne, and at 20 minutes from Bergerac airport (direct flight to Rotterdam). The property is detached on 1 hectare of land and consists of a main house, a gite, a large converted barn, a porcherie with several stalls and hay storage c.q. garage, a pool of 5 x 10 with terrace and a closed courtyard with fixed bbq. The entire complex overlooks the nature reserve 'Lac du Brayssou', known as a bird sanctuary and is ideal for quiet walks, horseback riding, mountain biking, golfing etc. Approximately 10 minutes from the famous Chateau de Biron.

Description

The oldest part of the main building dates from ca. 1780. This part of the complex includes a spacious living room with heavy oak beams and the original four-poster, wood-burning stove and central heating. Bathroom with shower/WC, storage room, kitchen with all modern appliances and access to a veranda. First floor: two bedrooms, bathroom with shower/toilet and a separate toilet. Very spacious master bedroom with walk-in closet. On the courtyard is a detached guest house with a studio with kitchenette and private bathroom with shower/toilet. The solar panels on the roof provide approximately EUR 2,000 annual income. Perpendicular to the main building is the originally large barn, once used as a stable and storage for tools. The renovation of this barn has not yet been completed. However, one floor has already been fitted with a bathroom with shower/toilet and two bedrooms, one of which is completely finished and the other almost finished. On the ground floor is a separate kitchen area (still without kitchen), a large sitting area, a room with shower/toilet to be finished and a room for storage and central heating boiler. The whole barn is equipped with a new central heating installation, new cabling and wiring, a new septic tank and a new gas tank. The roof is insulated and at the back there is a newly built porch. Everywhere there are new windows and doors (double glazed), equipped with shutters.

Exterior

The enclosed courtyard is largely tiled with a fixed bbq and opens onto the garden area with swimming pool, vegetable garden and fruit trees. The swimming pool with installation was completely renovated in 2007. Access to fenced meadows, ideal for horses or ponies, with an old pigsty (with new roof) with several separate stalls and a spacious hay storage which can also be used as a garage. The property is surrounded by centuries-old oaks. Directly adjacent to the house with a separate entrance is a large workspace/barn/storage (approx. 6 x 3.5) where a.o. the central heating boiler is placed.

Other information

The whole house was thoroughly renovated and insulated in 2007 and is ideal for double occupancy, large family or tourist business. Included is a full inventory including a beautiful antique dining table once built in the farmhouse. Tradition has it that this table passes from generation to generation and from occupant to occupant.
