Corona-proof living, working and enjoying.
This small-scale holiday domain is hidden between the hills in a green nature reserve; La Montagne Bourbonnaise. The village of Châtel-Montagne is less than 2 km away and the very rural environment invites you to make extensive walking or cycling trips and to enjoy the free nature. From the domain you have a panoramic view and you can see up to 100 km far, to Clermont-Ferrand and you can see the tops of the volcanoes, including the Puy de Dôme.The The buildings have been renovated in 2010 and 2011 and are situated on a gently sloping plot of over 8000m². There is a large playground with play equipment for children, a beautiful swimming pool "hors-sol" and from the site you can walk straight into the wide nature.
There are 7 gîtes in total:
- 1 gîte for 4 persons (approx. 60 m²)
- 3 gîtes for 4 to 6 persons (approx. 65 m²),
- 2 gîtes for 6 to 8 persons (approx. 70 m²)
- 1 gîte for 6/10 persons which is now used as a personal residence (approx. 120 m²)
The gîtes are divided over 3 buildings. 1 building is equipped with a gallery / canopy at the front.
Each gîte is fully furnished and has 2 to 3 bedrooms, a living room with luxury open kitchen, a bathroom with walk-in shower and toilet, and a terrace.
The largest gîte is more spacious and here the kitchen is separated, but still "open". This gîte also has a 2nd separate toilet. Currently, the largest and separately located gîte is in use as a private residence and is not rented out. As the owner, you can choose to live in this gîte.
Adjacent to the largest gîte you will find a large storage room (barn), a small room where tourist information, books and DVDs are now offered to the guests, and a room where 2 washing machines are located and where guests can make use of.
On the long side of the building there is a "linen room" which is accessible from outside. Here are all kinds of items such as bedding, cots, extra crockery and the like stored.
Equipment: All 6 gîtes are equipped with the same Ikea kitchen and all bathrooms have the same walk-in shower, a sink and a toilet. The equipment of all kitchens is the same, you will find a gas stove, a hood, a dishwasher, a microwave, a refrigerator with freezer and things like a coffee maker, kettle, toaster, cookware, cutlery and crockery. In each living room there is a television and a DVD-player.
With the exception of one 4/6 person gîte, all gîtes are equipped with a wood-burning stove. Also, all bedrooms and bathrooms are equipped with electric convector heaters. The hot water supply for each gîte is individually regulated by an electric boiler and each gîte has its own electrical installation. There is a terrace with a wooden picnic table, a parasol and two relax chairs.
The entire complex is fully furnished and is offered for sale.
Various: Higher up on the property there is a foundation for additional construction for which a building permit has been issued. The preparations for connection to the current electrical system and septic tank are already done. A wooden building may be placed, which could serve as a barn, recreation room or for example a hall where you can serve meals to your guests. Meanwhile a start has been made with the construction.
The grounds:The entire property has a natural enclosure in the form of trees, shrubs and low vegetation. The terrain is gently sloping and consists for a large part of pasture land. Around the gîtes there is a large part that is flat and paved with gravel. For the children there is a playground with play equipment, a large wooden play house and a trampoline. There is a parking lot large enough for about 9 cars and there are two electricity points for charging electric cars. There are hedges of trees and bushes and around the domain is a path with many blackberry bushes, where guests often gratefully make use of to pick. The well maintained pool "hors-sol" is timbered with tropical hardwood and measures roughly 8 x 3.90 x 1.40.
Specifics: Theentire complex was equipped in 2010 with a completely new and approved electrical installation. Each gîte is separately connected so that the gîtes independently on / off can be connected to electricity. There is also a septic tank system constructed in 2010, according to the current standards, which is also approved. All gîtes are connected to this system. With the renovation in 2010 and 2011 all gîtes are newly build. All kitchens, bathrooms and living- and sleeping quarters are new, built with new materials and well insulated.
Location:Although the property is very spacious and freely located, you are not "in the middle of nowhere". Alongside runs the D25, a road that you do not see from the site and the cities of Vichy and Roanne with each other. Vichy is 30 km away and you will find everything there. Large hypermarkets, weekly markets, supermarkets in all price ranges, a hospital, banks, doctors, churches, insurance offices, furniture shops, DIY stores, fashion and clothing for every purse, antiques, restaurants, bars and fast food chains. Roanne at 40 km in the opposite direction, is not inferior. And between these two cities, lies the beautiful Montagne Bourbonnaise. There is a website with rental information for private clients that can also be taken over, this is in Dutch. There are no (stranglehold) contracts with agents or booking agencies for the longer term. Currently all customers (individuals) book through the websites of Gitel.nl and Natuurhuisje. The bookings that have already been taken for the season of 2021 will have to be respected and fulfilled.
