This small-scale holiday park with 7 gîtes lies on a hill in the La Montagne Bourbonnaise area, near Châtel-Montagne, a settlement for artists. The panoramic view extends into Clermont-Ferrand, and with clear skies even the Puy de Dôme can be seen. 

In 2010 and 2011, the buildings have been renovated into gîtes, near slightly sloping grounds of over 8,000 sq. m (9,568 sq. yards or 1.98 acres).  Children can enjoy a large playground with playing equipment for kids, a nice "hors-sol" swimming pool, and the grounds run directly into wild nature for enjoying a pleasant walk through the hills.

Description

There are a total of 7 gîtes:
• 1 gîte for 4 persons (about 60 sq. m / 646 sq. ft)
• 3 gîtes for 4 to 6 persons (about 65 sq. m / 700 sq. ft),
• 2 gîtes for 6 to 8 persons (about 70 sq. m / 753 sq. ft)
• 1 gîte for 6/10 persons that is now is use as private residence (about 120 sq. m / 1292)

All gîtes are fully furnished and have 2 to 3 bedrooms, a living room with luxury open-plan kitchen, a bathroom with walk-in-shower and toilet, and a veranda. The largest gîte has larger spaces, and here the kitchen is separate, but still "open plan". There is a second separate toilet as well. You as the owner can live in this gîte. Adjacent to the largest gîte you can also find a storage space (shed), a small space that currently serves to provide guests with tourist information, and a space with 2 washing machines for use by the guests.



Furthermore, a so-called "linen room" can be accessed via an outer wall in the building, where the largest gîte is located as well. Here you will find the bedclothes for about 40 persons, as well as 5 children beds with mattresses and bedding. Towels for 40 persons are also available here, as is additional crockery, cutlery and cleaning products. Finally, all gîtes have a vacuum cleaner and cleaners.


Furniture: All kitchens are fitted with a natural gas cooker, a hood, a dishwasher, a combination microwave oven, a refrigerator with freezing compartment and things like a coffee machine, water cooker, toaster, cooking utensils, other utensils and crockery. Every living room has a TV set and DVD player.

Apart from one 4/6-person gîte, all gîtes have a wood burner in them. Furthermore, all bedrooms and bathrooms are fitted with electronic heaters. The hot water supply can be regulated by an electric boiler for every gîte individually. Every gîte has its own veranda with wooden pick nick table, an umbrella and two lounge chairs.

Various: Higher up the grounds a concrete foundation can be found, for which a building permit has been issued. The necessary steps for connecting the future building to the current electric installation and septic tank have already been taken. A wooden building may be built, that might serve as a shed, recreation facility or for example a hall where you can serve your guests meals.

Exterior

The grounds: The grounds have a natural enclosure in the form of trees, bushes and groves. An access gate is places half-way the private access road. The grounds are slightly sloping and mostly consists of meadows. Around the gîtes there is a large flattened and stone-paved area, and there is a parking as well. The property feature various hedges made up of trees and shrubs, and around the premises a footpath can be found with lots of bramble bushes guests love to pick berries from. The well-maintained "hors-sol" swimming pool is lined with woodwork and has dimensions of approximately 8 x 3.90 x 1.40 metres (26 x 12.5 x 4.5 feet). 

Further details: In 2010 the full property was fitted with a brand-new and certified electric installation. Every gîte had a separate electrical supply, so that the gîtes can independently be (dis)connected to/from the grid. Also, a septic tank system was constructed in 2010, according to current standards, that was certified as well. All gîtes have been connected to this system. During the 2010 and 2011 renovation all gîtes without exception have been newly build. All kitchens, bathrooms and living and bedrooms have been newly built with new materials, and have been properly insulated.

Surroundings: Although the property is free-standing and properly spaced, you are hardly in the proverbial "middle of nowhere". Below the premises the D25 road can be found, which cannot be seen from the property, connecting the cities of Vichy and Roanne. Vichy is just 30 km by car and literally everything can be found there. Large hypermarchés, weekly markets, supermarkets in all price classes, a hospital, banks, GP's, churches, insurance offices, furniture showrooms, DIY-stores, fashion and garments for all income classes, bric-a-brac, restaurants, bars and fast food chains. Roanne is 40 km by car in the opposite direction, and offers no less variety.

And in between these two beautiful places lurks the magnificent Montagne Bourbonnaise. A wonderful natural park with hills and mountains, forests and meadows, forestry and farms, very diverse, extended in all directions, and just great. To hike, bike, enjoy and live life.

The complex is extensive and ready to go
From the moment of purchase you can hit the ground running, living in this property and letting the gîtes, and running a business. Currently the accommodations are let to guests from all over western Europe in the months of July and August. The occupation rate is very favourable and can easily be extended to April to October for example, or even year round.

For rental information for private customers a website is available, and for 2018 there is a contract with Leisure BV. Also, one could privately let the accommodations, i.e. without agents or travel agencies.

When the property is sold, all confirmed bookings will need to be respected.
