For sale: beautifully renovated village house with loft annex cafe and panoramic views over the Loire Valley
Price: € 218 000 | Ref.: 3279 | Views: 3 084
The two hundred year old original decorated and converted house is located on a 'site historique', at the end of a small village in the French countryside, next to an XIth century church, within walking distance of the Loire. From terraces, garden, and especially the loft there is a wide view over the Loire valley with spectacular sunsets. In the village (walking distance) is the town hall, post office, bakery and a petrol station/garage. At 8 km is the town of Bourbon-Lancy (famous for its thermal baths). The nearest train station is in Moulins (40 km). On the border of the Auvergne and Burgundy are both regions with its rolling hills, beautiful wines (Cote d'Ôr Bourgogne) and volcanic landscapes (Auvergne), accessible in day trips. Also forests, numerous castles and the many brocantes that are organized in a traditional way throughout the year in all villages in the area are very worthwhile for lovers. Paris is 3 hours away and other interesting cities such as Clermont-Ferrand, Vichy, Lyon and Dijon, Beaune and Autun are also within easy reach. It is a beautiful walking area, and also biking, golfing, fishing, canoeing (we started a canoe rental company in 2018) can all be done in the direct hinterland of this particularly situated village house.
Basement: Large (vaulted) cave underneath the building (4 x8 m)
Ground floor: Living room (former cafe) with bar, original fireplace with beautiful Scandinavian wood stove, original French beamed ceiling, dim. 5.5 x 8 m. Kitchen with full equipment and appliances 4 x 5 mBedroom 4.5 x 5 m with wood stove (used as hotel room). Bathroom with washbasin, shower and toilet (3 x 3).
First floor: Beautiful loft with centuries-old trusses and panoramic views 8 x 9 m. Bedroom with large wardrobe and seating 5 x 8 m. Bathroom with shower, sink, toilet and bath 2.3 x 3.5 m
Outside terraces and large garden with fruit trees. Separate toilet building of the former cafe (toilet, urinal, washbasin). Swimming pool 4.8 x 10 mtr plus pump house (based on salt preparation, no chlorine, hardly any maintenance and built in 2016). Remaining wide view with every day a different sunset in the valley ...
The village house dates from 1825 and has recently been renovated (2014-2016). As many authentic elements as possible have been preserved. The electricity and water pipes are new (2015). In the garden several electricity points have been installed and two extra outdoor taps. In addition, the building will be connected to the public sewer in 2014 (the old septic has been removed).
The roof is completely insulated with the old trusses in sight, frost tape under ridge tiles, chimneys have been adapted, new zinc gutters with separate rainwater drainage and large velux windows have been placed. The loft is double glazed.
There are two new bathrooms, one with bath. Finishing of the house is done with high quality materials (natural stone sinks and mosaic, oak floor in loft with insulation, Portuguese tiles on the terrace and in the outside toilet). Heating via wood-burning stoves and electric auxiliary heating.
The house currently offers spacious sleeping accommodation for 10 people (no bunk beds).
The property contains 2 houses under one roof, of which the house for sale is three quarters.
The smaller house has already been sold and is rented out as a holiday home.
From November 2016 until the spring of 2019 part of the property is used as a village cafe, which can be continued by an enthusiastic successor (current turnover €25,000 net demonstrably, Licence IV, licence and the website are included in the price). We also organise well-attended famous music evenings.
In 2018 we started a canoeing company. Given the success of both companies, we feel compelled to make a choice, and we have decided to further expand the canoe company (partly due to health reasons). We will continue to live in the area ourselves.
