Small-scale holiday park with home, pool, gîte and small camping site.
Price: € 235 000 | Ref.: 3331 | Views: 3 767
Small-scale holiday park in between Cognac and Bordeaux in a sun-drenched Charente landscape. With a large (vacation) home, a cosy gîte, a small camping site, swimming pool and brasserie. The home is almost perfectly free-standing, bordering to the neighbour's shed on one side. The compound is at a small road with little traffic (nearly only from residents). All this in a rolling landscape with vineyards and sun flowers, ideal for hikers and bikers. The Atlantic Ocean is within reach for a day trip.
The ground floor of the house is currently used as vacation home. Large dining room in open connection to the large kitchen, fitted with all needed equipment. Salon with French doors to the veranda. Three bedrooms and 2 separate bathrooms, one with bathtub and one with shower cabin. Separate toilet. The upper floor is currently not in use, but offers lots of options.
There are two garages (each 40 sq. m. or 431 sq. ft) currently used for storage, but which can be turned into rooms, for example for chambres d’hôtes.
Picturesque little house (35 sq. m or 377 sq. ft) for 2 persons, in green surroundings. This vacation home has a room with kitchen, fitted with a dishwasher, among other things. There is a bedroom and a large bathroom with shower, washbasin and toilet. All on the ground floor. In 2011 the gîte has been constructed from an old hay shed, was fully renovated and excellently insulated. The roof has been renewed recently. From the back side of the gîte one can overlook the swimming pool.
The camping site
Officially the camping site has six pitches, but there is sufficient room for substantial additions. The area of the current camping site is 3,000 sq. m (3588 sq. yards), while adjacent to it is a yet unused domain of 2,000 sq. m. (2392 sq. yards). The building with sanitary facilities was built in 2012 and features 4 (dish)washing units and 2 washbasins with wall plugs (for shaving). There are one regular shower and 2 separate toilets. Also there is a toilet for the disabled with a spacious shower room, special washbasin and toilet. A camping refrigerator offers the guests an additional amenity.
The camping site holds a 10.5 x 3.5 metre long mobile home, currently used as accommodation for the owner. There is a living room with a large sitting area and a separate dining corner and a kitchen. There are 2 bedrooms, one bathroom with shower, washbasin and toilet, and the largest bedroom features an additional private toilet.
In front of the mobile home a veranda has been attached. There is a fixed water supply, electricity cabling and air-conditioning and heating.
The swimming pool is 5 x 10 metres (16.4 x 32.8 feet) in size and features a Roman staircase. The depth is 1.2 metres (4 feet) along the edges and 1.60 metres (5,2 feet) at the deepest point. The pool is lined by a terrace made of impregnated anti-slip wood, and this is surrounded by fencing according to French standards. The water in the pool holds no chlorine, but salt, separated by electrolysis. The pool robot is included in the sale.
The brasserie (50 sq. metres or 538 sq. yards) has been built in 2012. All present professional equipment is included in the price. In its current set-up, the brasserie can accommodate 16 guests (indoors or outside on the patio).
The home is located on one side of the road. The gîte, the pool and the camping site plus brasserie are on the other side. Both houses offer views over a park-like domain with lots of (fruit) trees and bushes. The camping site has its own access path. The 6 walnut trees provide a great variety of places to sit in the shadow or in the sun. In autumn, these provide a rich harvest. At the other side of the home another wood shed can be found (62 sq. metres or 689 sq. feet).
The whole premise is situated on rolling hills, 100 metres (328 feet) above sea level, and lies on a slightly higher elevation compared with the surroundings. The gîte, mobile home and camping site drain to a common septic tank. The septic tank connected to the large house needs to be replaces. The electrical cabling in the gîte, brasserie and the sanitary facilities is up to par. The main fuse box in the large house was replaced and certified in 2010.
