"La maison de Lespinasse“ encapsulates an authentic French rural experience. It is a sunny spot, situated on a cul-de-sac with traffic only leading to a dairy farm further down the road. The house can be found about 1 km from the typically Occitan village of Anglars (211 inhabitants), with wide views over the meadows, fields and forests. The Parc Régional des Causses du Quercy is not far. In Lacapelle Marival, just 5 km by car, a comprehensive array of shops can be found. The larger towns of Figeac (23 km) and Gramat (17 km) offer even more shops. Not far from Rocamadour, Padirac and Cahors and its wine region, and from some of the prettiest villages in France: Saint-Cirq-Lapopie, Cardaillac, Autoire, Loubressac, and Capdenac.
The house stands on three above-ground cellars: the first with the electrical cabinet ad the heating installation. The other cellars are currently used as workshop and storage space. The front staircase gives access to the living room (38 m²), leading to the dining room (13 m²) and the kitchen with all conveniences (8 m²). To the left a bathroom with toilet, walk-in shower and washbasin. To the right a 19.5 m² bedroom.
A staircase in the living room leads to the attic (30 m² with option for reconstruction). To the left a 20 m² bedroom, to the right another bedroom (10 m²) and a bedroom with bathtub, walk-in shower, washbasin and toilet.
The back staircase leads from the dining room via a cosy patio to the roofed street kitchen. The domain around the house is 1000 m² and can be fully locked. It holds a 14 x 8 m shed and a smaller shed as well. In front of the house, facing south, is a chestnut wooden sun deck and an old, still usable bread oven. A little further away in front of the house, separated from the premises by an old public footpath, we find an even meadow of 1135 m² with on it the gas tank and some nut- and fig trees. The 7 x 3.80 m swimming pool offers beautiful views over a green valley with forests and meadows. The sloping meadow behind the pool is about 1800 m² in size.
The house was renovated in a tasteful and creative way in 2006, respecting the character of the architecture and the surroundings. The living area is centrally heated on natural gas. There is a pellet oven in the living room. The water treatment installation built in 2014 is fully certified and consists of a 3,000-litre septic tank plus a 20 m² sand filter. In 2015, the roof was renewed and fitted with additional insulation. In 2018, the pool was fitted with a new liner.
