Former water mill on 20 ha of land in Arcadian surroundings
Price: € 370 000 | Ref.: 3464 | Views: 4 092
Free standing, directly situated at the edge of the Corbières Mountains, on 20 ha of private land, consisting of meadows and forests. The premises lies in the small community of Clermont sur Lauquet (about 25 inhabitants), about 40 km south from Carcassonne with the World Heritage site of Cité de Carcassonne, many shopping options, a broad range of arts and culture on offer (festivals) and as the Department Aude administrative seat, al kinds of government offices are to be found here. A TGV station, airport and motorway facilitate quick access to this region. Travelling through Toulouse is also possible. The historically and architecturally interesting towns of Limoux and St. Hilaire offer great opportunities for shopping and dining out. The Mediterranean Sea between Narbonne (about 60 by car) and Perpignan (about 100 km by car) offers many different kinds of water sports (water surfing, sailing) For those who are into hiking in the Corbières Mountains, the Pyrenees (about 50 km by car) offer a great alternative, being nearby.
Consisting of natural stone walls, with a ground floor, first and second floor, carefully renovated inside, with about 160 sq. m habitable area, with 3 bedrooms and 2 beds, a lounge with old fireplace, a fitted kitchen, two bathrooms with WC, a shower, and another separate WC. The large, former grain shed has been turned into a studio/creative space.
The one-storey annex to the south of the house offers a winter garden and garden tool storage space inside. A room on the first floor has not yet been reconstructed.
And for those who still need more space, there is a partly open shed for storing machinery and materials. The sale includes a castle ruin up the hill, over the mill, dating from the 12th century that is listed as a heritage monument, with an imposing belfry; one of the many architectural remains from the time of the Cathars that can be found in this region.
The domain basically consists of the brook valley and the hills, rising from both sides of the brook, with stone oaks, Nordic oaks, maple trees, ask trees, some pines and lime trees. The fertile meadows in the valley are suitable for having vegetable and flower gardens. Surrounding the house we find some more verandas and sitting places.
Behind the house, at the height of the second floor, we find the reconstructed water basin, originally for the mill, with sun deck, just a few strides from a free-standing sauna with Finish wood burner. Between the house and the creek there is a well, supplying the water for the community, with the additional water flowing to the creek. The pool and the garden can easily be watered from the well with the help of a submersible pump.
The central heating with wood burner and the fireplace in the lounge enable heating the home at any time of the year, as much as you want. The roof has partly been insulated. Further insulating the roof and modernising the windows can produce an even greater reduction in energy use. The house is fitted with an installation for collecting and treating the waste water.
About 8 ha of the land is leased to a sheep breeder. Under the current legal provisions, the lease contract could be terminated in late 2022.
The costs for waste disposal, water supply, taxes, telephone connection and internet are about 1,400 euros per year.
