To the south from Perpignan, and very near to the Spanish-French border, this beautifully renovated and partly rebuilt small stone house is situated at the upper edge of a hill village, less than ten miles from sandy Mediterranean beaches. The house sits near the head of a quiet tree-lined road which winds up from the village into the lovely forested Alberes hills at the Mediterranean end of the Pyrenees mountains. Spain lies on the other side of these hills. The rare passing traffic is for access to only six houses further up towards and at the head of the road; so life here is calm and quiet apart from the occasional crowing of a cock, barking of a dog, and birdsong ; even these sounds being well muffled by the quadruple glazing, the thick stone walls, and the very thick fiber roof insulation. It's very peaceful here!
Entrance lobby between double-glazed doors, with a niche for outdoor clothes. Main living area on two levels : The main part, of approximately 18 sq mtrs, has three large quadruple-glazed windows which overlook (to the west) a wide neighbouring garden. Oak parquet floor. A teak kitchen is set across the southern end of the house and is convenient for dining on the terrace just outside. There is also space for a dining table and four or six chairs and a sitting area. On the other side of the room a brick-ended cupboard enclosure contains a fridge and extra dry-food storage shelving. At at the far end of the main living area there is roughly six square metres of tiled floor used as a study area with a rooflight.
The modern tiled staircase leads down to a tiled lobby, and to the fully tiled bathroom with bath (shower over with folding screen), WC, and a tiled washbasin top with room for storage and a plumbed-in washing machine. Over it there is more storage, and a cabinet for medicines etc.
Large bedroom with built-in wardrobe, bedside cabinets and pedestals. Insulation in the walls makes it mildly cool in summer and warm in winter. Leading off the bedroom there is a 3.5 square metres storeroom.
The outside of the house is entirely of well-finished old stonework, with some lovely stone arches and decoratively-designed steel grilles and gates. The classically Roman-tiled roof has been replaced, and the guttering is of copper. There is a 16 sq mtrs stone-paved courtyard, large enough for a small car or van. There is also street parking very close to the house at the (wide) head of the road. The terrace overlooking the courtyard is partly roofed, and its floor is fully tiled. There is space to seat four at a table for alfresco dining. It also contains a stone hood-chimney to carry smoke away from the barbecue. It looks directly up to the southern hills and trees.
Throughout the house there are delightful 'surprise features'. The house has been completely rewired. There is good mobile phone reception, internet broadband and VOIP telephone as well as cables for connection to a dish or antenna. The main drains have been renewed. The roof is thickly insulated, and there is insulation in lower parts of the walls and in the upper floor.
