Campsite - 4 stars and 78 pitches - with heated swimming pool, paddling pool and renovated house in the south of the Berry. The campsite is situated in a forest and is easily accessible, just nine kilometres from the A20 motorway/exit20 and three kilometres from the Eguzon train station. The center of Eguzon is 300 meters away, with all facilities, such as a large Super U, restaurants, general practitioners, veterinarian, dentist, pharmacy, schools (école primary and collège), sports club, sports hall ... Great living and working environment for both the campsite guests and the owner.
Ground floor: entrance, hall, living room, kitchen and utility room. First floor: 4 bedrooms, bathroom with shower room, washbasin and underfloor heating and separate toilet. On the attic floor is a large storage room. Under the kitchen is a large basement.
The home occupies the living area of an old farm. The rest of the farmhouse is used for the camping. It includes a professional kitchen and bar (liquor license 4), large living room, reception and office, a storage room and a closed sanitary area, especially for the cold months. Behind the farm there is an open sanitary building and further on the terrain a barn of 20x8m. There is also a swimming pool of 15x7m with a heat pump.
The total land is 1.76Ha. In 2017, the campsite received the five-yearly tourism classification for the establishment of 78 camping pitches. 35 of these may be used for the rental of self-catering accommodation, such as mobile homes or 'glamping' tents, in order to increase the turnover per pitch.
Currently the owner has 69 pitches in use from 100 to 200m2 each. On three pitches there are now two mobile homes (2010) and a 20m2 chalet (2018). Many pitches are equipped with water and sewage and all pitches (80) have 6/10/16 Amp electricity.
There is the possibility to buy an extra 2,75Ha to expand the tourist business. This site already has destination 'tourism'. There is a design for a holiday park with bungalows on 35 plots, a manager's house, barn 20x8, a reception with laundry, and an indoor swimming pool or Spa.
In the house is a completely new electricity and heating installation. The sewerage has been renewed to the municipal sewer. All water drainage on the campsite has been constructed after 2007 and is all connected to the municipal sewer. The hot water appliances are on gas and electricity. There is a gas tank of 1750kg under the ground at the front of the garden. The site was fully equipped with a new electrical installation in 2008, last checked and approved in February 2020.
