Characteristic eighteenth century village house with beautiful garden
Price: € 175 000 | Ref.: 3707 | Views: 2 391
A very charming authentic village house in the middle of Les Riceys in the Aube department at 7 hours drive from London. The house is situated on a quiet square in Ricey-Bas, which together with two other villages is part of Les Riceys. The home was built in 1787 and has many authentic elements. At the back is a beautiful fully enclosed garden (800m2) containing a workshop and workshop (about 55m2). Les Riceys is located in the south of the Aube department, near the border with Burgundy. It is an old burgundian town with beautiful churches, mansions, an old castle and lovely old streets. A real wine village, famous for the champagne that is made there. There is a bakery, a small supermarket and two hotels. In Bar sur Seine, 14 km away, there are three large supermarkets, a large DIY store and a number of DIY stores. The big beautiful city of Troyes is about 50km away.
The house has two floors, the first floor (about 81m2) and the second floor (about 81m2), further there are a large spacious attic (75m2) and a double basement (75m2). On the first floor there is a long corridor, a large modern bathroom with bathtub, walk-in shower and washing machine, a separate toilet, a large living room-kitchen and a bedroom. Striking are the old stone floors of burgundy limestone, the beautiful fireplace, oak floor and oak paneling. On the second floor are three large bedrooms and a spacious hall. Here you will notice a couple of beautiful fireplaces and rooms with ancient oak floorboards and beautiful wainscoting. The high attic is in good condition.
The beautifully situated garden is completely enclosed by stone walls. It is mostly lawn with a few fruit trees and a few flower beds. The workshop and workshop near the house used to be a town school with still the old préau... a covered play terrace of 25m2. Here is the firewood and is among others a table with chairs.
The house is connected to the sewerage system and in good condition, the roof was renewed a few years ago. As for maintenance, some of the electricity needs to be revised. The oil-fired old central heating is no longer functioning and will have to be replaced if it is going to be lived in during the winter, also because oil firing in France should disappear within a few years. In spring or autumn the house can be heated with a wood-burning stove if necessary.
