Mas with exceptional views on an estate with two swimming pools
Price: € 280 000 | Ref.: 3762 | Views: 1 523
Mas Can Galan is an estate with about 3 hectares of land in idyllic spot in the Vallespir, the southernmost valley of France on the Mediterranean side. On this property on the southern slope (at 800 meters altitude) and with a view of the Spanish mountains, there are 4 residential houses. The largest house (the old mas) is available. From the house you walk directly into the mountains. By car, the Mediterranean coast with beautiful places like Collioure and Argeles sur Mer can be reached within an hour. Shopping in the artist town of Ceret or in Perpignan, or - even cheaper - in Spain (Figueres or Gerona).
Description
The Mas consists of an entrance/dining room (25m2) adjacent to the kitchen (20m2) with 2 ovens, dishwasher and brand new triple glass door/window. There are three bedrooms (12/16/10 m2) the smallest of which has a sloping roof. The living room (25M2) has a conservatory and has a great view.
Exterior
Mas Can Galan has 2 swimming pools of 9 x 4 meters (heated) and 16 x 6 meters respectively. On the property are several sheds a large wood storage, all for common use. There are several terraced landscaped gardens. Most of the 3 hectares of land is forest. Each house has its own wood stove, fired with wood from the property.
Other information
Can Galan is owned by an SCI (Societé Civile Immobilière): a real estate company in which residents have shares. There are four fully independent homes on the property. One home remains fully available to friends and family. The current shareholders enjoy the communal care of the property and each other's dogs and cats, but it is not a 'commune'. Currently 3 people live there. The Mas is suitable for residents who love nature, peace and quiet, and who enjoy taking care of the grounds and buildings together.
You take over 40% of the shares through the notary and thereby buy the right to use and inhabit "The Mas", the most historic building on the property. The advantage of this construction is that you do not have to pay transfer tax.
There is electric heating in all houses. Which, by the way, is rarely needed because the house is located on the southern slope and there is a lot of sunshine in this area. The SCI still wants to invest in solar energy because the location of the roofs is particularly suitable. There is also a plan to build a wood-fired sauna. The ideal spot for this has more or less already been found!
The 2 septic tanks are working fine but are no longer according to French regulations and will have to be replaced in a while. In the Mas, cooking is on butane gas. It is also possible to use electric or induction cooking. The infrastructure is in place.
