Located in a small hamlet in the Puy de Dôme department, you will find this beautiful ensemble: a solid house with an adjoining Auvergnian stone barn. Next to the house there is also a garage for a car and tools and there is a detached bakery, partly renovated. At the back of the house you look over the meadows and see the village Combrailles in the distance. It takes only 5 minutes to mosey into the forest. The nearest town (about 15 minutes drive) is Pontaumur, with all amenities (stores, bakery, hardware store, bank, notary, cafe, school, church). In 20 minutes you are on the highway, making the journey to and from the Netherlands (about 900 km) easily doable in a day. The beautiful volcanic area around the Puy de Dôme is less than 45 minutes away. At 25 kilometers is a large reservoir where you can swim, canoe or surf. Clermont Ferrand is an hour away.
The house has downstairs a large living room and a large kitchen (both approx 8.5 x 4). In the hallway between room and kitchen is a toilet under the stairs. Through a door in the hall you reach the oak staircase upstairs.
On the first floor are three spacious bedrooms (ca 4x4, and 4x5), a spacious bathroom (ca 4x4) and a small (office) room. The second floor is an open attic across the entire width of the house. The roof is not insulated and there is a small skylight. The attic has the potential to make additional rooms here. Adjacent and attached to the house is a large Auvergnian barn 23 meters wide and about 9.5 meters deep. On the first floor, the former barn is accessible through a small door at the front and through a double door at the side. There are several small windows at the front. Upstairs, which can be reached through a driveway at the back by a large barn door, is the former hayloft. It is now a huge open space. The floor has collapsed in a small part because of an old leakage but that leakage was fixed 20 years ago. The barn has potential to make a gîte or rooms but that is quite a job.
Behind the house is a meadow of about 8,000 m2. Next to the large barn is the old bakery whose partially collapsed walls and roof have been restored. On the inside nothing has been done yet. Very suitable as extra living space or to bake pizzas if you also restore the oven. There is also a spacious garage attached to the house. In front of the house across the road is a small pond.
The house is solid and in good condition, but modernization is needed. The house has not been lived in for a while, so there is some overdue maintenance. There is also a lot of tidying up to do in and around the house, but we will do that in May of this year. The barn is still in its original state but needs renovation inside. The walls are 60 cm thick. Once it is warm the heat stays well inside and in summer it stays cool. The windows are single glazed. Heating is now through wood stoves and the roof is not insulated. There are two water connections that belong to the plot, one at the barn and one at the house. It is probably sufficient to activate 1 connection. There is hot water in bathroom and kitchen through a system installed by a licensed plumber. The water heater is in the attic. The pipes do need to be checked as they have not been used for a long time. There is an old septic tank behind the house that is no longer up to standards. So that needs to be renewed. The electricity is outdated and will have to be renewed. There is already a lot of material for this such as electrical wire, sockets, wall boxes, etc. The connection for electricity to the public network is present. Wifi is of course possible through a provider. In the near future fiberglass will also be installed.
