Traditional village farmhouse (1841), beautifully situated overlooking hilly countryside on the outskirts of the village of Lariviere-sur-Apance (52400), near Bourbonne-les-Bains, a larger village with stores and other amenities. In addition, the baker comes to the house (tuesday, thursday, saturday and sunday). The farm has been partially renovated, with plenty of possibilities to adapt the house to your own wishes and needs.
Living area with on the first floor the kitchen (approx. 24m2), the living room (24m2) and a WC with shower area. The kitchen is equipped with, among other things, an oven/gas stove with hood, a dishwasher and a refrigerator. On the floor above this part of the house are two bedrooms. The bedroom at the front of the house has a sink. The floor is reached by a staircase from the kitchen and a second staircase from the middle part from the grange. Cellar with barrel vault. This wine cellar is dry, and due to the constant low temperature, an ideal storage place for vegetables, fruits, (homemade) drinks and jams, etc. To the left of the living area is the barn, the high entrance door has been replaced by an insulated double sliding door with large windows for more light. This grange also has access from the kitchen and from the living room. At the back of this space is a door to the garden. To the right of the living space is a sand-floored garage that covers the entire depth of the house (about 12 meters). A new wood stock of about 10 M3 is also stored there. There is a 200 liter hot water heater as well as a supply and drain for a washing machine. The garage has a back entrance to the garden. The last room on the first floor is the former stable, the écurie. This is currently a workshop with an entrance at the front of the house, but also accessible from the grange. Upstairs, in addition to the bathroom and the two bedrooms above the old living area, there are two additional bedrooms of nice size. Furthermore, there is a large open space. More rooms could be created here if desired. From this open space you can see the new roof construction. This was completely replaced in 2020 (wooden beams, roof tiles, insulation, and two new velux windows at the front of the house), keeping the original basic wooden construction.
The grounds of about 3000m2 are flat, and planted with various fruit trees (apple, quince, plum, mirabelle, cherry, chestnut).
It offers a wonderful view of the surrounding hilly landscape, with both sunny and shady spots to enjoy it.
Heating by wood stoves in kitchen and sitting room and a radiant heater in the bathroom. Roof recent (2020), fosse septique not up to standard, but municipality is preparing sewerage. Opening doors of the grange and almost all windows are double glazed. The house is sold (partially) furnished.
