This former 18th century silkworm farm is located in the centre of Saint Victor de Malcap, close to the town hall and the church, and can be reached via a narrow alleyway leading to a quiet square. The village is on the edge of the Parc des Cévennes, with its wild and unspoilt landscape, and close to the Parc Naturel Régional des Monts d'Ardèche. Three kilometres away is the village of Saint-Ambroix, on the banks of the Cèze, on the border of the Gard and the Ardèche. Weekly market on Tuesday morning - Flea market and garage sale on Saturday morning. We are here at a distance of 17km from Alès, 20km from Barjac, 40mn from Uzès and 1 hour from Nîmes.
The ground floor, apart from the entrance, has a large cellar and a garage for one vehicle. On the first level, a passageway leads to the living areas: a spacious kitchen and a scullery, a dining room and a lounge in a row, as well as a small laundry room with a toilet. Next to the kitchen is a master bedroom with its bathroom fitted with a walk-in shower. The rooms are arranged around a large patio of 42m². On the second level there is another passageway giving access to a large living room, a balcony with a view of the patio, the hills and the beautiful Roman roofs. In this living room, the toilets and a mezzanine offering a possible bed. Two spacious bedrooms with bathrooms overlooking the patio or the hills; (one of the two bedrooms also has access to the corridor). At the end of the corridor is a small shower room. These two independent levels can be used as guest rooms.
The 42 m2 patio, a green space in the heart of the house with its mosaic tiles, is an additional "room" for most of the year. Located on the first level, it opens onto the dining room and the living room as well as the bedroom and the bathroom, the house being built in an L shape. Cabana with a toilet.
The house has two heating systems. On the first level: Air/water heat pump giving a soft heat in winter. On the second level: a reversible air conditioning in each room.
