The house from 1805 is located in a hamlet, commune of La Fermeté. The house is located 12 km south-east of Nevers, the capital of la Nièvre and only 10 km from the A77. The nearest town is Imphy, 8000 inhabitants and here are supermarkets, bakeries, post office, doctor and veterinarian. The house is located on a hill, almost 100m from the departmental road. The hamlet has 7 houses. The access road is a municipal road, one-way, but accessible to local traffic.


The house has thick stone walls, two floors and consists of a living room of 30m2, a large hall of 9m2 with stairs to mezzanine and a small hall of 5.7m2 with wine rack/cabinet wall, the coolest place in the house. The loft is 10m2 and here are two trundle beds. The master bedroom is 32m2 and has two cuckoos or 'chiens assis' facing southeast. In the 1970s a part was added, which now houses kitchen, bathroom/toilet, storage room and a guest house accessible from outside on the second floor. A steel staircase leads to the balcony and access.


At 5 meters from the house is a barn / garage of 30m2, which houses the washer and dryer. Half of the space has an attic. The site has a flat area with terrace and lawn, also against the hill on a steeper part with a fenced meadow, which also has some fruit trees. At the top of the property there are five kennels totaling 40m2, which are used as equipment storage. There is also electricity and water there. On the flat land there is a jacuzzi of 2x2m, here you can enjoy the starry sky and bird sounds. The access road, a municipal road, is fairly steep and 85 meters long.

The house is heated with a wood stove; the property has plenty of free firewood. In addition, there are 7 electric radiators. The main house is not insulated, the addition is; this was done during the conversion to guest house in 2012. The old septic tank was replaced with an Eco Flow system in 2016. The electrical work was completely renewed in 2009 during the installation of a new kitchen with a five-burner gas stove with two ovens and a grill. The gas is bottled propane; the ovens and grill run on power. Water is heated by a 200-liter water heater. The electricity is recently installed underground with a smart meter.
