Introduction

Saint Vallerin, 71390 - This charming country house, typical for the wine region in the heart of Burgundy, has a large garden and beautiful views. It is situated at about 15 km from Chalon-sur-Saône and 3 km from Buxy. The house was probably build by the monks of Cluny in the year 1640. It is perched on a kind of plateau surrounded by stone walls overlooking the valley below.

Description

On the ground floor, with a total surface of 180 m2, you will find a summerkitchen with a bar, bathroom, toilet, laundryroom, bureau and a cellar ('cave à vin') with a winepress. These were originally the cooler rooms where the wine was made and stored. The main living space is on the first floor. It counts a 140 m2 with a nice contemporary kitchen, bathroom, toilet, 2 bedrooms and possibility to make a third one. Along the whole length of the house is a covered balcony which you can also reach from the outside by a stone staircase. On the second floor there are three connected rooms under a recently well insulated roof.

Exterior

Outbuildings are a workshop, garage, hangar and in the garden a little independed house of 15m2.

Other information

The house is heated with two heatpumps. One is air/air and can be used for heating as well as cooling. The other one is air/water and heats the radiators. For the annual energy costs, see the last two images.
