Delightful country house with two towers and spacious conservatory on 4000 m2 of land, 11 km from Argentat with stores, restaurants and a weekly market. Gorgeous view. About 45 minutes away is the historic town of Tulle, one hour away is the lively university town of Brive. The mansion was built in 1868. The two towers were added in the early 20th century. The current owner moved the natural stone banister staircase to create space for a generous sunroom with stunning views. From the garden an unobstructed view of the 15th-century church and the lands of the hamlet of Marty.
On the first floor is the salon with large fireplace with columns dating back to the 12th century. The ceiling is richly decorated. Adjacent in the south tower is an office with a custom-made semi-circular desk and ditto bookcase. In the hall the front door and access to the conservatory, the kitchen with another large, original fireplace, and the dining room. Cooking on induction and/or gas. In the west tower is a bathroom with shower, toilet and bidet.
On the second floor are four spacious bedrooms and a large walk-in closet. Adjacent to two of the bedrooms are in the tower, with again two bathrooms, one with a shower and one with a sit-down bathtub.
On the second floor, an attic over the entire surface of the house with an imposing roof structure of oak beams plus two tower rooms. The roof is covered with flat natural stone, they so-called lauzes. The attic is yet to be fully furnished. Ample space for two apartments or multiple rooms and bathrooms, for example.
Under the entire house is a basement with access to the garden, a hot water heater and space to install a heat pump. The house is currently electrically heated, the conservatory with underfloor heating. Adjacent to the basement in the west tower is a room for garden tools and hot and cold running water. Below the south tower is a large citerne, storage tank for rainwater, which is not currently in use.
Mercoeur is located at an altitude of 520 meters.
In the garden a garage with adjacent workshop and a large open garage with space for the tractor/grass mower and two cars. There are sixteen solar panels on the roof of the garage. Also in the garden: a pergola with electricity, some fruit trees, a usable well and a small covered, open space in which a badger has dug a burrow. On one of the chimneys of the house lives a little owl.
The entire house is double-glazed except for the attic, basement and a few small windows. Living area without attic and basement: 320 square meters. The house is connected to the sewer system.
