Introduction

The nearest cities with airports and rail links are Limoges, Poitiers and Bordeaux. Nearest cities/airports are Limoges, (45 mins) Poitiers (90 mins), and Bordeaux (2 hours) which all offer budget flights to the UK and many cities in Europe. Poitiers also has high-speed TGV rail link to Lille and Eurostar.

Description

This house used to be the butcher's, and the art deco lettering "BOUCHERIE" has been retained. One enters straight into the kitchen. To the left is a large bedroom, originally the butcher's shop and currently used as a study. Downstairs bathroom with shower, toilet, basin, a washing machine and storage space. Dining room, which flows into a lounge. Upstairs is a double bedroom that has a door leading to stairs up to the attic, which is dry, has a solid floor, insulated roof, and huge storage capacity. Also upstairs is a bathroom with bath, a walk-in wardrobe, and the master bedroom, which leads into a spacious study.

Exterior

Two sizeable, private patios/small gardens either side of the house have mature shrubs and plants and space for outdoor dining. It has two small parcels of unattached land: a long plot under grass and fruit trees 100 metres away and private parking a few paces from the house. The unattached potager/allotment and parking area cover an additional 326 square metres. There are no outbuildings. The potager was planted with young fruit trees in 2016, which have already yielded cherries, plums and apples. The area of grass for cutting is fairly small.

Other information

It is a corner property with rendered stone walls and light from two sides, insulated roof, all windows and outside doors double glazed, electric panel heaters, new water heater, wood-burning stove in lounge, and mains drainage. The whole house was double-glazed in 2016. The exterior stone walls are 12" or 18" thick, there are shutters on all windows and doors, so this feels like a very cozy home in all seasons. The entire house is heated with clean electric energy, and a new 150l water heater replaced the old one in 2024. Fibre optic high-speed Internet was installed in 2023. The attached patios are really mini gardens: both have raised flower beds as well as loose stones or grass. The side patio is very sunny and we have planted tomatoes and lettuce here successfully, as well as herbs all year round. The house is on mains drainage.
