Authentic, cozy house with vacation home in a small village on the Doubs River in eastern France. In the middle of nature yet not isolated. The house is fully equipped and offers beautiful views of the garden, the river and the mountains. The property consists of 3 levels, each with an area of about 100 m2, on the Doubs River. All amenities at 5km in Baume les dames. Besançon at 30km.
On the lower level are a large and a smaller workshop and a large storage basement that also contains the technology (water heaters, fuse box and washing machine). In addition, there is a brand new bathroom (2020) with walk-in shower, hanging toilet and sink, used by camping guests.
Stairs inside to the second living level, through new French doors with glass. Here is the private home with a very large living room with wood stove (also acts as a stove for the central heating system), open kitchen, porch with new insulated windows, totally renovated wheelchair accessible bathroom with walk-in shower , hanging toilet, sink, and radiator. Furthermore, a bedroom and a second bedroom, now used as a utility room. Furthermore, around this living level there is a porch and a terrace.
The third floor is the cottage, with space for five people. This floor is partly electrically heated with individual radiators, and partly through the central heating system. There is a terrace, a fully equipped kitchen, a bathroom with walk-in shower, hanging toilet and sink and washing machine connection, renovated in 2023 by a professional contractor. In addition, a small TV room with a skylight, a bedroom with a skylight and a large bedroom with a skylight plus a regular window. The cottage is rented about 90% of the time, year-round.
Around the house is about 4000m2 of land with quite a bit of level difference. There are many fruit trees ( apple, pear, walnuts, plum, apricot, peach, kiwi , grape, raspberries, berries, persimmon, quince). On the flat piece is a vegetable garden with a pergola. There is a garage for one car and a lot of other stuff. There is another small garage, mainly for storage. In the summer, guests who do not have a tent with them sometimes sleep there. The mother stove of the central heating system is a wood stove located on the second floor of the house. This can also heat both studios.
