It is a lovely house for receiving guests or to start a B & B with possibility still to create a separate apartment to rent. From the house you can walk straight into the woods. In winter skiing in La Bresse and in summer water sports in Gerardmer. At 10 km is Le Thillot, a small town with shopping including an Intermarché, Lidl and Aldi. Extensive shopping in Lure or Remiremont (30km). Only 1.5 hours from Basel airport.

Description

The house measures approximately 8m x 10m (floor area 85m2) on the first floor. Beautiful open kitchen with original bread oven, ceramic hob, combi microwave, oven, dishwasher and fridge. Spacious living-dining room with wood stove. Bedroom with a bathroom with a toilet, sink and shower. The entire floor on the first floor has been fitted with underfloor heating (not connected to a stove for the moment). The large windows provide lots of light and a breathtaking view over the valley.

Wooden stairs to the second floor, with 2 bedrooms, a large bathroom and access to an extra room (8m x 3.5m) which, after conversion, together with the bedrooms and bathroom, could serve as a vacation apartment with mezzanine (hot and cold water connection and drainage already fitted).

Exterior

The house is built on the edge of the forest against a mountain at an altitude of 595 m with surrounding grounds of grassland and fruit trees with delicious cherries, apples and pears. The house faces southeast. In the morning the sun rises at the back to turn to the front in the afternoon until the sun disappears behind the mountains in the evening. Around the house is enough space to park, relax and enjoy the beautiful surroundings. The house also offers the opportunity to build a nice canopy or a terrace.

The house has beautiful details like; wooden beams and ceiling, a wall "en pierre" and an original chimney in the kitchen. It is heated with a wood stove. For permanent residence, it is possible to install a pellet stove and connect it to the existing underfloor heating over the entire first floor. The new way of heating on locations like this, ultra modern and remotely controlled by smartphone. There is also a working recent septic tank and of course a modern electricity connection. In the summer you can enjoy the lake of Gerardmer or gamble in one of the 2 casinos. End your day in your own house or on your terrace with a drink and enjoy the view over the valley. There are many individual and groups of cyclists who come to climb the surrounding mountains on their racing bikes or mountain bikes, such as the Ballon de Servance, the Ballon d'Alsace, the Grand Ballon and the Honneck, etc. It is also nice that in recent years the Tour de France has visited our region, culminating in the ascent of the Planche des Belles Filles.There are many hiking trails. There are large Christmas markets in Mont Beliard and also in Belfort which are not inferior to the German versions. But of course also in Alsace and especially in Colmar.In our part of the Vosges, there are still four seasons. Spring, Summer, Autumn and Winter.
