Domaine Charente can be found in the calm village of Mazieres, right opposite to the church entrance, amidst de beautiful Charente Lakes ('Lacs des Hautes Charentes') and the cities of Limoges and Angouleme, both just half an hour by car. At about 10 km (6.2 miles) from the domain (in Roumazières) a lovely natural swimming lake and beach can be found. Distance from London to Mazieres: about 900 km (560 miles). Villages and towns for doing groceries, and with cafés and restaurants can be reached within a 15-minute drive. Adventure park and golf courses at about 25 km (15 miles). The airports of Bergerac an Bordeaux are both about 250 km (155 miles) far. For seasonal letting: during the main season mainly guests from the Netherlands and other European countries arrive. Description

The main house (original French house 200 sq. m or 2,153 sq. ft) is divided up into 2 separate luxury gîtes: fully furnished and with both a private garden. Both with 3 floors: downstairs a large open-plan kitchen and living room, authentic mantelpiece. First floor: Two double rooms and a large bathroom. Second floor: large sleeping attic with little playground and 3 single beds.

Cottage Charente: Romantic cottage with blue blinds, in the middle of the large garden. Fully furnished and with a nice atmosphere, with old wooden beams and an antique mantelpiece. Suitable for approx. 3 adults and a baby. With private veranda and great views over the valley. Ground floor: open-plan kitchen and living room with mantelpiece. Very large bathroom. Private veranda with French doors. First floor: Large double bedroom, a separate room for one person, and a separate small baby room with washbasin.

La Grange: In the original refurbished shed 2 large B&B/family rooms can be found. The left side holds the 'Gypsy Family Room', a room with pleasant and cosy furnishing for 2 adults and 2 children. This room is often used by families travelling to or from Spain. This room has a private garden.

The right side holds the 'B&B/Family Room Le Jardin': a spacious apartment with 2 separate bedrooms, furnished with dining table and chairs, wardrobe, wood burner and in the playroom a small desk and sofa as well. With a large refrigerator.

Both rooms can use the Shower & Bathroom in the garden. Additionally an outdoor kitchen is suitable for these rooms, with all amenities for cooking.

Furthermore La Grange contains a large storage/workshop/garage.

Exterior

The domain is situated on a 3,000 sq. m 3,588 sq. yd plot of land with various gardens full of (fruit) trees and flowers, fully enclosed by old French gates. Garden lightening, benches, verandas, large driveway to the garage, wood storage, chicken coop, garden furniture, barbecue, place for campfire and pond. Furthermore, the swimming pool is fully fenced, has a sloping bottom with shallow area, 10 x 5 metre (33 x 16,5 ft) size with sun deck (total size 150 sq. m of 179 sq. yd). Just outside the domain ample parking spaces for the guests can be found.

Other information

Heating: The main house is heated a natural gas-fired combination boiler. Cottage: Air-conditioning/heating: electrical. La Grange (B&B Rooms): wood burner & gas burner. Certified gas tank in the back of the garden. 5,000-litre septic tank. Both inside and outside the property is in a very good state of repair and the gardens are well maintained. The holiday homes have been fitted with washing machine/dishwasher/refrigerator and freezer. The beds are of good quality. Furniture/equipment/linen and bedclothes, garden furniture and so on can be separately purchased.
