This compact bungalow is situated in the village of Gardonne half-way between the major shopping centres of Bergerac and Sainte-Foy-la-Grande. The home can be used as a permanent residence, as a holiday home, available to rent when not being used by the owner, and as a straight business opportunity as a comfortable gîte. The property is set in a low-maintenance plot, on the D936 from Bergerac, heading towards Bordeaux, about 50 miles (80 km) away. Both Bergerac and Bordeaux have airports with flights to the UK and other countries.

The bungalow consists of three bedrooms, a living room, a dining room, a bathroom with toilet, a separate toilet, a modern kitchen, and a garage that includes an area set apart as a utility room. There is also a metal garden shed.

Exterior

There are two entrances to the property, once out front on the main road, another to the rear. The “piece de resistance” of the grounds is surely the swimming pool – 7m x 3m x 1.4m – which is totally private. It is an above ground pool, allowing space underneath the terrasse for wood storage, and a parking space for a trailer. In the garden, there is a well with a pump. It has not been tested for drinking water, but may be used for gardening or cleaning, and even for topping-up the pool water.

The property is being offered almost fully furnished, except for some personal belongings and the furnishing of one of the bedrooms, currently used as a study. Changing the room back to a bedroom would be a very simple affair. The fact that the house is furnished makes using it as a holiday home or rental property, especially attractive.The main heating is provided by a mains gas-fired, ecologically-sound, boiler that is still under warranty. There is also a wood-burning stove in the living room, and a wall-mounted electric heater in the hallway. During the winter, there is nothing nicer than sitting in the living room with a live fire burning! An air-conditioning unit is installed, and all exterior windows - with the exception of the bathroom window, have roll-down, external blinds. There is a satellite dish (aimed for UK signals); and a terrestrial TV antenna. The house further benefits from external insulation, installed in June 2021, and deep loft insulation, installed in the previous year. There is a fosse, but according to the authorities, mains sewage is coming soon!
