Not just popular with skiers. In summer the area is also a regular host to various stages of the Tour de France, and attracts hikers, walkers, mountain and road bikers, those seeking mountain solace or thermal cures - this really is the place to be. Less than 2 hours from Geneva, 1.5 to Lyon or Grenoble, Lake D'Annecy 1 hour.

Description

The front door leads into a large entrance, with plenty of room to store boots, skis & coats, or even cycles in summer! There are benches, a corner "library"  with a selection of books and games, and a comfy sofa facing the window / double patio doors onto the balcony /views. Lovely bright lounge with woodburner, front facing windows looking out onto the mountain views, comfy sofas and a smart TV. Well equipped kitchen with large oven and 5 burner hob. A Large fridge freezer, dishwasher, washing machine and everything from raclette machines to mixers are all included. Upstairs are 4 well appointed bedrooms, all with front facing windows, 2 have access to the small upper balcony. Room 1 is a double bed with a single. Plus en suite shower/toilet. Rooms 2 & 3  both have a double bed and bunk beds, door to the upper balcony, en suite shower and toilet. Room 4 is a double bed and 2 singles. The separate apartment occupies the entire ground floor of the house - fronting directly onto the garden. It has an open plan lounge dining area. To the right is bedroom number 2, to the left is a bathroom with bath and shower over, a small utility area with washing machine and tumble dryer and also door the main bedroom. The floors are tiled throughout with electric underfloor heating. There is also a 12m2 workshop on the ground floor, and two small exterior 1m2 storage cupboards, one on the ground and one on the chalet level.

 

 

Exterior

There is an outdoor jacuzzi in the garden for guests, easily accessed at the side of the chalet. The rest of the garden and private parking is currently reserved for the owners. The garden is “constructible” land, meaning you could build a garage for example, with the correct permissions. The land beyond the garden is agricultural so cannot be built upon, securing your views. There is plenty of free parking within 50-100m of the chalet.

Other information

The entire Property is on mains drainage. The property is on a 3 phase electricity supply and there is fibre internet available in the village. The roof was replaced in 2020, as were all windows. The electrics, plumbing and decor were also done at the same time. The heating is by electric radiator and woodburner in the chalet, and electric underfloor heating in the apartment.
