With a capacity of 85m2 living space + 55m2 of workshops and annexes, the garden to the south/west is adjoining and offers a distant and magnificent view of the woods and the surrounding mountains (see photos). The house is situated at the top of a small hamlet of about ten houses, half of which are year-round and half are second homes, and is in the Parc Naturel Régional du Haut Languedoc. Very very beautiful hikes, by bike, on foot, endlessly ... We have a view of the Pyrenees a little higher than the house! Narbonne is 52km away, Carcassonne is 49km away. The Canal du Midi at 29km, Minerve at 25km, Saint Pons de Thomières at 14km. It is sold furnished or not.
The house is composed of three levels. Due to the sloping terrain, the first two levels (ground floor and garden level) have direct access to the outside.
On the ground floor: 2 convertible workshops (former stables) (28 and 14 m2). There is currently no direct access via an internal staircase to the two living floors.

Upstairs2 bedrooms, one of 26 m2 (which can be divided) and the other one of 10 m2.
The plot is 287M2. The lawn garden is flat on 100m2, a wooden terrace of 15m2, a barbecue area, a wood shed, and a rock (+/- 50m2). A small building (13m2) at the bottom of the garden also fully restored (traditional roof, exposed stone wall, electricity, chassis etc...). This small building has direct access to the street.
