Introduction

Attractive, largely renovated 120 m2 farmhouse in the heart of the Morvan Nature Park in Saint-Léger-de-Fougeret (58120). The house is situated in a quiet cul-de-sac, in a green setting with unobstructed views over the hills, forests and pastures typical of the Morvan. Situated in the rolling south of the Morvan, between the towns of Moulins-Engilbert and Château-Chinon, the house is in a small, quiet hamlet, in a cul-de-sac. The hamlet comprises a farm and four houses, two of which are holiday homes. Our house is set a little apart from the others. The garden looks out over the surrounding countryside. The property is a 5-minute walk from the Opus Gothique de Changemois project and a 15-minute walk from the GRP Tour du Morvan and the GR13, offering access to many nearby hiking trails. It is 20 minutes from Château-Chinon, 13 minutes from Moulins-Engilbert, 20 minutes from Lac de Pannecière, 40 minutes from Bibracte and 45 minutes from Autun.

Description

On the ground floor, the entrance hall measures 4.5 m² and has a large built-in cupboard. The living area measures 32.5 m² and comprises an open-plan kitchen, living room and dining room. The kitchen is fitted with a cooking piano and gas oven. The living room has a fireplace and wood-burning stove. The double-glazed windows were installed in 2022. The floor is in period cement tiles. There's a bathroom with shower area and toilet, an 8.5 m² study/TV room and a 9.5 m² guest bedroom.
The second floor features solid parquet flooring. An 8 m² landing, converted into a study, features a large dormer window.
