Introduction

Situated in the smallest village in France, the Mas - together with the neighbouring 1000 year old church and the small mairie that serves this country community - are the centre of this small, Catalan universe. In its past life the Mas was the village cafe and later appeared in the Rivages Maison D’Hotes de Charme en France. 20 minutes from the market towns of Thuir and Ceret and 40 minutes from Perpignan and the coastal town of Collioure.

Description

The old part of the original Mas was added some 30 years ago to almost double its size and as a result the property now has 235 m2 on 3 levels with a central staircase and with a smaller private house of 65 m2 with 2 bedrooms, kitchen and 2 bathrooms; the Mas itself having 6 bedrooms and 5 bathrooms. The ground floor offers a south facing glazed veranda which leads to a dining room and an open plan kitchen with a separate walk in pantry. The central staircase leads to a family suite made up of 2 bedrooms which share a bathroom and 2 bedrooms each with a bathroom. Still via the central staircase, you access two large bedrooms, each with a bathroom and a very large living room. These rooms have a magnificent view, either of the coast or of the valley. One with a small balcony, the other with a large terrace overlooking the swimming pool and the view superb of the Roussillon coast. The Mas still shows the remnants of an old bread oven.

Exterior

1000 m² in total with a large heated swimming pool. Large terrace with great views down to the coast and foothills. Small garden not overlooked for outdoor eating and bbq etc. The garden house has its own garden with superb views and private access. The pool is 12.5 meters by 4 with heater for off season use.

Other information

Some of the Mas' windows are still single-glazed, in keeping with the style of the old farmhouse. Also, no central heating has been added as this destroys the authenticity of old buildings and where necessary local radiators are used.

For this reason, the diagnosis is marked G, but some windows are already equipped with double glazing and the old part of the Mas has the thick stone walls as in older country houses.

The price has been adjusted to allow for the continued installation of double glazing and central heating - if desired. The restored Mas has kept the original stone walls and beams. Septic tank of 4.5 m3 fully 'aux normes'. Heating by log fire and electric.
