In Aveyron, overnight/holiday lodge with private residence in a superb natural setting, within the future Natural Reserve of Aubrac. The gîte is on the Compostela pilgrimage route (on the GR65 between Le Puy and Conques), the route around the Aubrac heights (regional GR), and on the way to Saint Guilhem le Désert. These three well-trodden footpaths make this gîte sought-after and well used from March to October. Winter pursuits such as alpine and cross-country skiing and snowshoe hiking could prolong the season to great benefit. Located in a pretty Aubrac village (primary school, shops, doctor), on a 2000 m2 plot, the lodge faces due south and has a total surface area of 380 m ². It complies with disabled access standards and to fire safety requirements.
The lodge was built in 2002 and in excellent state, no work required.
Ground floor: Entry, reception, large dining room, living room with tiled stove, 3 bedrooms with en-suite bathroom and WC (disabled access), and an additional WC. Professionally equipped kitchen to present standards plus scullery area.
First floor: 3 en-suite bedrooms, 2 WCs, a large room of 78m² fitted out as a day room with en-suite facilities.
Basement of 250 m² comprising cellar, scullery, store rooms and large garage.
A large patio of 60m² offers a superb view over the valley and the village.
The private house of 90m2 is adjacent to the lodge but completely independent.
Ground floor: entry, lounge/diner, small American-style kitchen, bedroom. Bathroom and WC.
First floor: 2 bedrooms, landing, bathroom and WC.
At present, the gîte can cater for 20, but the large room could easily be converted to a dormitory for about ten additional beds. The gîte can be run by two people, (currently managed by a couple with 2 children). It offers half-board (dinner, bed and breakfast) and has a very good reputation. Turnover on request.
Geothermic under-floor heating throughout.
