Introduction

Have you always dreamt of moving away from the 'excitement' of the city and find a nice, boring place to live? You're in luck! The village is the gateway to the Dordogne gorges, the Busatier Rock and the Bardot Gardens. Description

There are two entrances to the property. The smaller of the two houses is used by the owners. This house (1825) used to be the bakery of the village, and behind the home, you can still see the remains of the bread oven that once was there.
Inside : cosy lounge of 25m2 with a kitchen area and a Tuliviki stone wood burner.. Upstairs : a 14m2 bedroom, a separate toilet and a bathroom with sink and shower. The attic is also insulated, and used as a guest room.

The bigger house is in use as a gite, and has good reviews. It consists of a living-dining room of 58m2 with an American-style kitchen. There is a separate toilet where also the heat pump is located for the central heating. The room has a wood stove to make cold winter evenings cosy and extra warm.

An original stone staircase to the first floor with a large 17m2 hallway with a window overlooking the Massif Central. There is a bathroom of 9m2 with toilet, shower and bath. The master bedroom is 22m2 with two windows; the smaller bedroom is 10m2, with ample space for two single beds. The gite has a cellar under the kitchen with a separate door to the outside. In celler are the washing machine and dryer, and it is also suitable for storing potatoes or wine, for example.

Beside the gite is a two-storey barn of 150 m2. Downstairs is for donkeys and goats during the winter and the top floor to store all sorts of things. The barn can be converted into another house or appartment. The next building is a wooden chalet opposite the smaller house, fully insulated with double-glazed windows. The building has windows on three sides and is a dream for any artist or craftsman. If you work from home, it can be your office, yoga studio or guest room. The chalet is 28m2 with a 3m2 separate storage room at the back.

Exterior

Despite being located in a small village, the place has plenty of privacy and is very quiet. The property comes with 21.600 square meters of land. You can unleash your inner farmer, grow your vegetables, start a snail or mushroom farm, have your office or workshop at home, and keep chickens or other farm animals. The west-facing garden behind the gite has panoramic views, and sitting there watching the sunsets is pure bliss. Beside the chalet is a field used to grow vegetables. There is also a wooden chicken house, an open horse stable and several other small stables. Behind the gite is an old swimming pool that needs a new liner. It can be restored to its former glory, or used to raise fish.

You can continue the gîte business straight away. Most items of furniture and inventory are included in the sale. The sellers will be glad to help you get settled in with the business.

Cable internet and main water and sewage (no septic tank!). The property was renovated and insulated five years ago. Fibre internet. With the Tuliviki wood burner, you need around 8 kg of dry wood to warm the house. The heat is stored in the stone and released over a 24 hour period.
