5.5km from Sainte-Sévère-sur-Indre, Indre, Centre-Val de Loire

Family home with two living accommodations (with excellent business potential such as Bed and Breakfast/Gite potential). The property comprises a 4 to 5 bedroom house and an attached 2 bedroom house with large art-studio/crafting room above. In total, 7 bedrooms and 5 shower-rooms, one of which has a bath. It is ready to live in and has a variety of outbuildings and enclosed garden spaces as well as a small field. It is set back off a quiet road, accessed by a road that stops at the house, so no passing road traffic. Only 5 minutes drive to Ste-Sévère-sur-Indre with baker, grocery store, butcher, bar, restaurant, garage, vets, doctors and schools.

Only ten minutes away is a leisure lake with téléski, and café. 20 minutes away another larger lake with tree-top adventure, water based activities, beach with supervised swimming and café. The property is on a long distance cycle route and a walking route direct from the door, one of many in the local area. There are several superb historic château towns and medieval villages to explore. All the surrounding towns offer weekly markets where local produce is in abundance.
Train stations at Châteauroux and Montluçon 50 minutes by car.

The main house is on the end, surrounded by gardens and courtyard, with lovely views across the countryside.  In recent years it has been used as a bed and breakfast and gite business. The front of the house faces south and has two access doors, one to the kitchen, the other to an entrance hall with staircase to the first floor. On the ground floor there is also a living room with wood burning stove, a conservatory with lovely views, a bedroom (or dining room/office), a utility room with larder and also a shower room with WC. Access to the rear of the property is via the conservatory where there is a covered terrace and a large garden with shrubberies which lead to the field beyond.

On the first floor are four bedrooms all of which can have a double bed. Two of the bedrooms have attached bath/shower-rooms. There is access to the loft, and a door that leads through to the first floor of the second cottage - this 50m2 space currently used as an art studio / craft room and has stairs that lead to the ground floor. It has worktops fitted around the edges and has a large sink.

The second cottage has it's own front yard and is accessed via a porch in to the large living room. There are two double bedrooms, a small kitchen, a shower-room and separate WC. A door leads to the rear of the property where there is a small garden and a covered terrace.

This property has a selection of garden areas. There is a separate vegetable garden with raised beds, a sturdy large poly-tunnel frame and fruit trees. There is a double open garage and attached workshop and storage space.
Each house has it's own courtyard and outbuildings. There are herbaceous gardens and another enclosed garden with another polytunnel. There is a field to the rear of the property of 3200m2. The house and land is surrounded by neighbouring fields used as sheep grazing. It is a very tranquil place to live, with earning potential.
