Ce march\u00e9 se portait bien en 2025 et continue sa croissance en 2026. Et pourtant il n\u2019a jamais \u00e9t\u00e9 aussi complexe pour les vendeurs, explications :&nbsp;<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Le nombre de ventes en hausse<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Le march\u00e9 immobilier a atteint des sommets apr\u00e8s le Covid, on avait rarement vu un march\u00e9 aussi dynamique avec un tr\u00e8s important nombre d&#8217;acqu\u00e9reurs, de vendeurs, des taux d\u2019emprunts \u00e0 la baisse et une reprise \u00e9conomique qui donne confiance aux investisseurs.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Cette p\u00e9riode flamboyante n\u2019a malheureusement pas dur\u00e9 et le march\u00e9 s\u2019est r\u00e9gul\u00e9 de lui-m\u00eame, nous \u00e9vitant une bulle sp\u00e9culative.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Et apr\u00e8s deux ann\u00e9es de ralentissement, le march\u00e9 en France a renou\u00e9 avec une dynamique positive.En 2025, le nombre de transactions s\u2019approche de 945 000, ce qui repr\u00e9sente une hausse d\u2019environ +12 % par rapport \u00e0 2024.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Cette progression confirme une reprise significative de l\u2019activit\u00e9, mais ce n\u2019est pas suffisant pour allumer tous les voyants au vert.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>L\u2019acc\u00e8s au cr\u00e9dit reste probl\u00e9matique&nbsp;<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Les chiffres formidables de transactions immobili\u00e8res en 2021 ont \u00e9t\u00e9 soutenus par un acc\u00e8s au cr\u00e9dit \u00e0 un taux record : 1% ! Soit bien moins que l\u2019inflation : pour gagner de l\u2019argent, il suffisait d\u2019emprunter de l\u2019argent.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Cette p\u00e9riode est malheureusement r\u00e9volue et l\u00e0 encore le march\u00e9 s\u2019est repris de lui-m\u00eame avec une hausse progressive mais significative des taux d\u2019int\u00e9r\u00eats.En 2023-2024, les taux se sont stabilis\u00e9s pour stagner autour de niveaux 3,2 % pour les profils les plus solides fin 2025.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Ce taux n\u2019est pas des plus avantageux mais il reste acceptable pour les acheteurs qui y ont recours. N\u00e9anmoins, les banques sont plus frileuses et des dossiers qui pouvaient passer en 2021 sont d\u00e9sormais syst\u00e9matiquement refus\u00e9s. Cela a multipli\u00e9 les d\u00e9convenues c\u00f4t\u00e9 vendeurs en 2025, qui pensaient avoir enfin trouv\u00e9 un acqu\u00e9reur mais la vente ne va pas au bout chez le notaire, faute de financement.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>La France perd de l&#8217;attractivit\u00e9 pour les investisseurs&nbsp;<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Sur le segment de l\u2019investissement locatif, la situation est encore plus tendue.<br>M\u00eame si les investisseurs restent pr\u00e9sents, leur part parmi les acheteurs reste en retrait par rapport aux ann\u00e9es d\u2019avant crise : environ 17 % des transactions en 2025 concernent un investissement locatif, un niveau inf\u00e9rieur \u00e0 celui observ\u00e9 avant 2020.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Et cela ne va pas aller en s&#8217;arrangeant, car les facteurs sont multiples :&nbsp;<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>La fiscalit\u00e9 d\u00e9j\u00e0 tr\u00e8s \u00e9lev\u00e9e en France pourrait \u00eatre \u00e0 nouveau r\u00e9\u00e9valuer avec de nouveaux dispositifs&nbsp;<\/li>\n\n\n\n<li>La perte de certains avantages fiscaux sur les biens locatifs&nbsp;<\/li>\n\n\n\n<li>La pression des villes et des copropri\u00e9t\u00e9s qui r\u00e9gulent de plus en plus les locations \u00e0 courte dur\u00e9e&nbsp;<\/li>\n\n\n\n<li>Le plafonnement des loyers de plus en plus commun<\/li>\n\n\n\n<li>Les lois clairement en faveur du locataire en cas de d\u00e9faut de paiement<\/li>\n\n\n\n<li>Les nouvelles lois concernant la location des biens selon leur DPE<\/li>\n\n\n\n<li>Les rendements locatifs bien moins performants que la bourse ou les investissements en private equity&nbsp;<\/li>\n\n\n\n<li>Incertitude quand \u00e0 la revente du bien locatif sur un march\u00e9 compliqu\u00e9<br><\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Dans ce contexte, certains investisseurs diversifient leurs placements vers des v\u00e9hicules plus liquides ou \u00e0 fiscalit\u00e9 diff\u00e9rente, comme l\u2019assurance-vie \u00e0 l\u2019\u00e9tranger, des fonds ou d\u2019autres classes d\u2019actifs.<br>C\u2019est tr\u00e8s dommage pour les vendeurs particuliers car les acheteurs investisseurs sont en g\u00e9n\u00e9ral des ventes avec une prise de d\u00e9cision et une signature rapides, sans compter qu\u2019ils sont tr\u00e8s friands des biens \u00e0 r\u00e9nover qui font fuir la majorit\u00e9 des acheteurs particuliers.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>Tout cela complique la t\u00e2che aux vendeurs<\/strong><\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Entre les acheteurs particuliers qui ont l\u2019embarras du choix mais ont plus de mal \u00e0 acc\u00e9der au cr\u00e9dit et les investisseurs qui pr\u00e9f\u00e8rent sortir leur capital du territoire fran\u00e7ais, la situation est inconfortable pour les vendeurs.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Cela donne des annonces qui ont beaucoup de vues et peut-\u00eatre m\u00eame des visites, mais au final peu d\u2019offres, tr\u00e8s rarement au prix, et dont une certaine proportion ne sera pas honor\u00e9e faute de financement.&nbsp;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Pour esp\u00e9rer vendre rapidement et au bon prix en 2026, il est imp\u00e9ratif de sortir du lot.
