You can spot them right away: real estate listings written by some AI tool or another. ChatGPT, Gemini, Claude… they aren’t exactly good at it. But they all write real estate listings a lot easier and faster than many sellers could themselves. That’s why it’s tempting to outsource the writing of real estate listings to an AI bot.
Oh, really? So, what's wrong with AI-generated real estate listings?
An AI tool writes an ad copy the way it thinks an ad should look. In other words, full of advertising. But in nine out of ten home-selling descriptions, that advertising just gets in the way of a clear understanding of what’s being offered. It’s riddled with clichés.
An AI sales pitch often begins as follows:
"Imagine if you could live in this beautiful, charming home set amid the rolling countryside of Quercy. Live like a God in France and enjoy the unique surroundings, with rolling meadows, forests teeming with regional flora and fauna, and picturesque villages that are a delight to visit. Ideally located near all amenities, this exceptional home offers a rare blend of comfort, tranquility, and space, while still keeping you close to civilization."
What does this say?
"A charming home in a rural setting, yet close to amenities."
The rest is just fluff, hot air. It’s marketing jargon that doesn’t make you any wiser. And home seekers who’ve been looking at listings for a few hours already quickly get sick of all that flowery bullshit (pardon my French).
How would you write an OG sales pitch, then?
The buyer wants to be provided with concrete information. So something like:
"Former farmhouse dating from around 1900 with 2,500 m² of land. Living surface of 180 m² with a living room, kitchen, three bedrooms, and a bathroom on the ground floor. Rural setting, 230 meters from the nearest neighbors; no noise or light pollution. And yet just a 5-minute walk from a village center with a bakery, butcher, café, a regionally renowned and affordable restaurant, post office, and elementary school. The larger city of [name], with all its supermarkets, home improvement stores, and medical facilities, is a 15-minute drive away."
Exactly the same amount of text, but the home seeker is immediately a lot wiser. And now they might be thinking to themselves: “Imagine if I could live there!”
So why use AI to write real estate listings anyway?
An AI text generator can do it, but only if you tell it exactly what you expect in terms of style and content. And the great thing is... I've already done that for you.
Immogo has an entire page about the best way to write real estate listings. Unfortunately, it's in French. But fortunately, we've also developed a handy tool to help you create professional property descriptions. It’s an artificial intelligence system that I’ve trained using my knowledge and experience in the field of real estate listings. The Immobot: ImmoBot Text Generator
How do you write a sales ad?
It’s very simple. ImmoBot works like a chat assistant. You start by entering your own text. Does your text contain all the necessary information? If so, ImmoBot will write a complete text for you. If something is missing, it will ask for more details. ImmoBot will then provide a suggestion. You don’t have to accept it as is: you can ask for certain parts to be listed as bullet points, or you can add details yourself, which ImmoBot will then incorporate. Are you satisfied? Then copy the text with a click of the copy button. Hey presto! Done.
Includes free translations for online home sales
As an added service, you can also have Claude translate the final draft into Dutch and French. That way, you’ll have ready-to-use texts for publication on Facebook. Or, of course, on Immogo, where the source language is French.
