How do you list your property on Immogo?
The easiest way is to write a description in a text document on your computer and save it in a folder, along with a good selection of photos. That way, you can fill out the form all at once, and even if you run into any glitches, nothing will be lost.
Any problems?
Don’t worry. I’m here to help. Contact me using the form below, and I’ll assist you with the process.
The elements of your ad
To present your property in the best possible light, potential buyers will need a clear and detailed description that includes at least the following elements:
1. Title (a punchy, short, and clear description of your property)
2. Introduction (key features of your listing, name of the town, and distances to stores, other villages and cities, as well as highways, train stations, and airports). Since people base their searches on geographic criteria (“manor house near Blois”), it’s important to list nearby towns and use other relevant keywords to describe your property.
3. Floor-by-floor details: living room, kitchen, bedrooms, bathroom, etc. Be careful not to go into too much detail. There’s no need to list the square meters down to the last centimeter. Besides, the beamed ceilings and classic tiles are shown in the photos.
4. Property grounds (garden, orchard, pool, outbuildings, garage, etc.)
5. Technical features (heating, insulation, electric gate, sewer system)
Of course, upload nice, clear photos that show off your home. Start with an overview of your property.
Then, as many photos as you like of the exterior, interior, garden, landscape, etc. But only of things in and around the house. A nice view from the bottom of the garden is okay, but not the waterfalls 3 km away. Normally, 10 to 25 images is enough, you can always send more upon request. Try to keep the size below 2Mb so as not to make the site too slow.
Beware texts written by artificial intelligence (AI)
ChatGPT and its counterparts produce real estate listings riddled with the worst clichés. If you ask ChatGPT or Gemini to write your listing, you’ll get a text full of phrases like “rare find,” “exceptional property,” “haven of peace,” and “exceptional home offering flexibility, comfort, and quality” (yes, really). If you still want AI help with writing, use Immogo’s text generator instead. I’ve trained it specifically to produce clear, concrete, and informative text, without the real estate agency jargon.
