More and more sellers are using ChatGPT or a similar tool to write their listing. The result is often worse than what they would have written themselves. Here is why. And how to do better.

Every week I see listings pass through my Facebook groups that are clearly AI-generated. They are immediately recognisable: cascades of emojis, a superlative in every sentence, lyrical descriptions of evenings by the fireplace, and at the end, almost without fail, the instruction "Do not wait, visit today!"

The problem is not AI itself. The problem is that a general-purpose AI, without precise instructions, produces text optimised to sound convincing anbd to please the seller, not to be useful to a buyer. When there is not enough useful information, the AI-bot fills the space with manufactured emotions and hollow formulas, precisely because it has learned that this style is common in property listings. It is basically reproducing real estate blurp.

The result, especially in my group with hundreds of listings to scroll through: after the fifth listing that asks you to imagine living in this beautifull abode and promises unforgettable evenings in the flower-filled garden, a glass of excellent French wine within reach, buyers disengage and only read the figures in bold.

A typical example

I composed the text on the left from two real listings submitted to my group. The geographical names have been changed to protect the anonymity of the authors, whose intentions were entirely honorable.

Problem: "Guaranteed dream home" — the seller decides for the buyer. "Breathtaking views" is a promise rarely kept. And the price? Nowhere to be found.

Come and discover this magnificent character property, completely renovated with love and authenticity, nestled in a wonderfully peaceful setting offering a breathtaking panoramic view over the surrounding countryside and the wooded hills of the Quercy Blanc.

Problem: "Renovated with love and authenticity": the AI does not tell us what exactly was renovated, or when. "Nestled": an absolute cliche. This paragraph contains no concrete facts whatsoever.

Mornings begin on the terrace, facing an open sky, while the birds greet you with their song. Afternoons are spent by the pool. And evenings are devoted to admiring the play of light at sunset, or in winter, snuggling up by the warmth of the wood-burning stove, surrounded by loved ones.

Problem: This entire paragraph does not describe the house. It describes an imaginary life. This is a holiday brochure, not a property listing.

Problem: Bullet-point inventory with emojis, no hierarchy or context. The size of the pool? The surface area of the living room? Unknown.

Ideally located close to all amenities, this exceptional property offers a rare blend of comfort, tranquillity and open space, while remaining just a stone's throw from civilisation.

Problem: "Ideally located close to all amenities" is the emptiest formula in property vocabulary. Where exactly? How far? People looking for a country house want to know how many minutes to the nearest shop. "Can I go get my croissants on foot?".

Price: 385,000 euros — This exceptional property deserves your attention. DO NOT WAIT, VISIT TODAY!

Problem: "Do not wait, visit today" is false urgency that irritates rather than motivates. The price should have appeared at the top of the listing, not as a conclusion. All it is missing is "haven of peace & quiet" and "rare opportunity".

Rule: Town, postcode and price at the top. In a Facebook group where people scroll through hundreds of listings, these three elements must be visible without scrolling.

Renovated stone house with heated pool on 5,500 m², open views over the Quercy Blanc

Rule: The title states a fact, not a promise. No exclamation mark, no capitals. The main selling point is concrete: the pool, the plot size, the view.

Stone house in a quiet hamlet, 8 km from Figeac and its shops, 12 km from Cahors. Train station 9 km away (Toulouse in 1h45). Village with school and bakery 3 km away.

Rule: Location before description. Real distances, not "close to all amenities". The useful information only the seller can tell is worth ten superlatives.

Spacious 45m² living room with original exposed beams and wood-burning stove. Fully equipped open-plan kitchen. Master suite with en-suite shower room. Three further bedrooms. Two bathrooms. Utility room. Oil-fired central heating, double glazing throughout.

Rule: Facts, not adjectives. "45m² living room" says more than "spacious bright living room". In any case, there will be photos to show what the house and the interior look like. The text add the information photos cannot give.

5,500 m² plot with mature landscaped garden. Heated pool (heat pump, 10x4m) with large tiled terrace. Open views over the countryside and hills, no overlooking neighbours. Stone outbuilding and double garage.

Rule: Concrete dimensions: "pool 10x4m" rather than "magnificent pool". "No overlooking neighbours" beats "preserved setting".

Living area: 160m². Septic tank to current standards. Fibre optic broadband. Property tax: 1,200 euros/year. Available right away.

Rule: All technical information grouped at the end. Not scattered through the text, not omitted. The serious buyer will look for it.

AI can do better — if you tell it how

The problem is not artificial intelligence: it is the absence of precise instructions. An AI without guidelines produces statistically average text, which means a combination of the worst practices in property listings, but more fluently written down.

A properly guided AI, however, with precise editorial rules, concrete examples and a structured interview process, can produce listings that are significantly better than what most sellers would be able to write on their own.
